After four years on the market, William Bouzat Real Estate has become firmly established by way of word-of-mouth and recommendations from clients - both sellers and buyers. “I am an agent, not an agency. My clients deal with me.” A bespoke approach based on perfect knowledge of the market and personalised support every step of the way. His particular business area is focused exclusively on the ultimate upmarket neighbourhoods of Cannes. He works mostly with international clients - Swiss, British, Scandinavian, Monegasque, the Benelux countries, contacts from the Middle East, Russia, Ukraine and more recently from Romania and Bulgaria. Buyers from North America are also on the increase right now. French nationals account for around 40% of buyers, often people still working who are selling a property in Paris or Lyon in preparation for retirement on the French Riviera.
Search for property mainly concerns second homes. Almost 80% of buyers are looking primarily for upscale apartments with a terrace, sea view and high-end appointments, plus facilities such as a swimming pool, tennis court, caretaker service, tight security and a basement garage. Price ranges are mostly between 2 and 5 million euros. While turnkey properties were still only recently a popular option, buyers today are increasingly looking to personalize their future home.
The success of William Bouzat is also very much down to precise specialization and a capacity to propose opportunities that are sometimes almost invisible in the traditional market. This off-market sector today is very much a key feature of the most prestigious properties. “My aim is to find the property that meets 96% of the wants and needs of my clients, even when they are looking for the impossible.”
In an uncertain international environment, Cannes remains a top reference destination for international clients looking for security, quality of life and family estate value. While the market is generally a little busier between March and October, William Bouzat does not reason in terms of seasons. He scours the market all year long, keeps his network on its toes and seeks that rare opportunity for his clients, the one that if it ever does arise is only around for a few days.
After more than 10 years spent working with a major international real estate company, in 2022 William Bouzat created his own independent firm dedicated to researching the most prestigious addresses in the city of Cannes.
