TWO NEW LG PRESTIGE AGENCIES

Based in Mandelieu-La Napoule since 2010, LG Prestige is launching two new agencies in Montauroux and Théoule-sur-Mer. Michel Nowak, co-founder with Franck Laval, explains these strategic choices on one of France’s most resilient property markets.


Opening an agency in Le Pays de Fayence in the fourth quarter of 2023 was simply the physical embodiment of expertise largely acquired over the past decade from the address in Mandelieu-La Napoule. Ready to invest up to 4 million euros, buyers targetting this sector are looking for space, open nature, privacy, quietness, authentic old stone, or equestrian properties.

Affluent fans of golf head for Terre Blanche, part with over 3 million euros for a luxuriously appointed villa, and benefit from access to an exclusive, dedicated course. As for the locally employed, they appreciate the location at the entrance to large towns in the Alpes-Maritimes, not hesitating to target properties from 700,000 to 1.6 million euros. In Théoule-sur-Mer, LG Prestige has elected domicile next to the luxury hotel to be inaugurated by the Millésime group in May, 2024.

Change of scene : make way for the Red Rocks of the Estérel, the water’s edge and unimpeded sea views. This little town on the edge of Le Var offers an idyllic setting and exclusive references ranging from 1 to 7 million euros, except in rare cases. While activity has experienced a natural slowdown at entry and mid-market levels since the rise in interest rates, the top end of the market is showing higher resistance. The media are constantly announcing lower prices not really seen by this sector.

“After a period of wait-and-see, bricks-and-mortar combined with a prime location are still regarded as a safe haven. Not forgetting the attractiveness of the destination and its real estate market, underpinned by foreign clients, second residents and young retirees,” says Michel Nowak, who also mentions that the family-run agency, which encourages considerate synergies among its team members, is recruiting in Théoule-sur-Mer and Montauroux.
