Buyers are back, the market is seeing a rebound : since the start of 2025, Paris has made a recovery. Interview with the founders and directors of Villaret Immobilier, heading up four agencies located in coveted neighbourhoods in the capital.


After a downturn lasting 2 years marked by price declines of up to 20 % dep­ending on areas, the property market in Paris has stabiliz­ed and is even showing an upturn in prices,” explain Vincent and François-Régis Moussion, founders of Villaret Immobilier. “Lower interest rates and the return of international buyers have played a significant part in re-launching the market. In Le Marais, where the average price is close on 12,500 € per sqm, we are seeing stability following a sharp decline in 2024. This neighbourhood is still highly appealing, with searches focused on renovated properties of quality. The top end of the market has begun to rise again, while an increasingly clear difference in prices can be seen between 2 distinct markets : that of luxury apartments and that of more conventional properties, which constitute the majority of offerings.”

On the Left Bank, the attractive 6th arrondissement is re-asserting its position within the high-end segment. “The market here remains stable, underpinned by strong international demand, especially from American buyers,” says Charles Moussion. “As in Le Marais, luxury properties can exceed 23,000 € per sqm, widening the gap between the rest of availibilities.” On the Right Bank, in the 11th and 12th arrondissements where the avarage price is about 11,000 €/ per sqm, the upturn is more marked : “These neighbourhoods appeal to a young clientele, or buyers in search of their main home. They offer excellent value for money, and high pot­ential for appreciation over the medium term”. And how is the market evolving ? “The road-map of Parisian real estate is being re-drawn. At the heart of this re-composition, Villaret Immobilier experts are placing their bets on a human approach. It is precision which now makes all the difference. It is not enough to merely sell a property : one needs to understand the location, the past, the expectations of the client, and know how to foresee value in the future.”
