After the tense first half of 2024, high interest rates, unstable political situations, national and international, marked by wars, and a highly-strung global economy, the second half of 2024 saw a slight recovery, notably thanks to an Anglo-Saxon and north European clientele. Plus Americans who returned to the Côte d’Azur during the Olympic Games. Everyone appreciates the destination, which is keeping its head above water, even if they are very sensitive to political messaging and fiscal prospects. Second homes are already taxed, and they are not ready to go a step further. At the start of 2025, visits and even signatures materialized, as for a villa of 260 m2 in Villefranche with a lovely sea view, at 4.4 M €, or an apartment of 200 m2 with a terrace in Mont-Boron, one of Nice's most select areas, offering sublime views of the Bay of Angels, at 2,580,000 €.

Turnkey, renovated, redecorated and furnished properties… home staging is all the rage, enabling future owners to project themselves into the future. International clients focus on homes of to 20 M € in the Golden Triangle formed by Villefranche, St-Jean-Cap-Ferrat and Beaulieu. Parisians invest up to 2 M € for smart apartments with sea views. Local buyers, mainly the self-employed, aiming for the 700,000 to 1.5 M € bracket, head for Nice's quiet, leafy neighbourhood of Cimiez. First-time buyers postpone their plans, falling back on the rental market, utterly saturated and expensive. Two segments are seeing some success. Seasonal rentals, with reservations of villas of 450 m2 with pools, gyms, movie lounges and panoramic sea views, costing 30,000 € per week. "The commercial sector is doing well in the area around the Port of Nice and Rue Se´gurane, now highly-prized due to the imminent inauguration of the Palais des Congre`s," adds Benjamin Mondou, who also points out that difficulties are clearly cyclical and fortunately partly set off by interest from international buyers.
