Paris : Back on the uptrend

After two years marked by a wait-and-see policy, the Parisian property market is seeing a rebound. Transactions are speeding up thanks to sellers feeling more reassured and buyers making their comeback. Meet Richard Tzipine, General Manager for Barnes, who is observing this recovery from within the group’s agencies.


The year 2025 is clearly seeing a turnaround. “In our agencies in Paris and the Île de France region, we have recorded a 30% rise in activity this year,” explains Richard Tzipine. “We have thus reached a level close to the record attained in 2022, during the post-Covid period. This upturn is explained by the drop in prices seen in 2023-2024, of around 10% in Paris, and the decline in interest rates, now close to 3%. Globally speaking, projects that were shelved in previous years have materialised this year. The market has stabilised, and buyers are again benefiting from acceptable buying power. This upturn nevertheless remains mixed depending on the neighbourhood.

The 16th arrondissement is seeing a rise of over 50%, explained by its role as an alternative for those who can no longer access the 7th arrondissement. The 9th has doubled its sales volume, while the eastern part of Paris is seeing rising enthusiasm, playing a similar role as an alternative to Le Marais. This dynamism is also widespread on the Left Bank, posting a rise of 45% in the 6th and 7th arrondissements, with the 5th arrondissement, especially around Le Panthéon, benefiting from the carryover effect from the 6th. In contrast, the 8th arrondissement is still penalised, weakened by repeated demonstrations and a lack of neighbourhood life.” As for the top end of the market, it continues to resist. “Properties worth upwards of 10 million € are not affected by the crisis,” adds Richard Tzipine. “Sales volume is limited, but the market is still very active while remaining sensitive to the political climate. Most often, owners who are selling are leaving France”.
