Neuilly as seen by Coldwell Banker Paris Capital

Renowned for its quality lifestyle, its schools and open green areas, the very chic Neuilly boasts a privileged property market which includes enviable apartments often benefiting from terraces or gardens. Interview with Patrick Peris, director of the Coldwell Banker Paris Capital agency, who describes this commune with an aura of elegance, offering buyers some fine opportunities.

A member of the worldwide Coldwell Banker network specializing in prestige real estate, the Paris Capital agency has been active in the 16th arrondissement since 2014. Not restricting itself to this arrondissement, its portfolio of properties in fact regularly contains houses and apartments in Neuilly, a commune highly-prized by Parisians. “Neuilly appeals to many Parisian families who appreciate its status, its high-quality environment, and its prices, which are more affordable than in the 16th arrondissement,” explains Patrick Péris. “The client profile is, in fact, the same as that seen in the 16th. One finds here a very French, upper middle-class clientele, buyers from Russia and the Middle East.” Who see Neuilly as an enticing alternative ? “Yes, especially for those searching for a property in the northern part of the 16th : for the same budget, they can treat themselves to a top-floor apartment in Neuilly benefiting from a terrace, an extra bedroom or a parking place. The average price per sq. metre ranges here from 9,000 to 12,000 €. We recently sold a 2-bedroomed apartment of 107 m2 with a garage on Rue de la Ferme, priced at 9,500 € per sq.m.” Characterized by a very heterogeneous market with elegant Haussmann buildings and residences built in the 1960’s and 1970’s, Neuilly also proposes new developments : “The developer Seger with whom we work is currently building a luxury residence with 22 apartments from 60 to 150 m2 on the Île de la Jatte, where the price per sq. metre is 12,500 €. In Neuilly, as in Paris, prices depend on specific locations : neighbourhoods near schools, public transport and shops are the most sought-after and thus the most expensive”.
