Les Landes : a safe bet
Between casual chic and the draw of the ocean, Les Landes continue to attract buyers in search of authenticity. From the highly coveted Hossegor to Seignosse and Capbreton, the property market here confirms its appeal. Analysis with Serge Pilke, founder of the Terres & Océan agencies…
A lake, the ocean and pine forests, Les Landes lays claim to its special signature and fine art of living : here, far from the urban density of La Côte Basque, seaside resorts have retained a village atmosphere. “What appeals above all is this feeling of spaciousness and protected nature,” says Serge Pilke. After 2023, a year marked by a significant slowdown, the premium sector in the region witnessed a new surge. “2025 was a very good year, despite an economic context that was still gloomy. We returned to levels close to the post-pandemic boom years,” he explains. The core of the Landais market consists of family homes, particularly sought-after between 1 and 2.5 M€.
As for apartments, the liveliest segment lies between 500,000 and 800,000 €. “We recently sold a 2-bedroomed apartment of 61 m2 right in the centre of Hossegor, with a terrace and garage, priced at 630,000 €. For houses and villas, we have already completed several sales since January, ranging from 800,000 € to 2.5 M€, in Hossegor and its neighbouring communes The very top end of the market, between 3.5 and 5 M€, has been a lot calmer over the past few months. Buyers tend to bargain more, and sellers have understood that an over-valued property stays on the market for a much longer time.” The clientele is also changing. Mostly French, at close on 85 %, it is comprised of company directors and senior executives in search of a well-balanced lifestyle. “Many clients in their forties and fifties now want to treat themselves to a more peaceful environment, while remaining connected to Paris and large cities.” Around Hossegor, micro-markets propose interesting nuances. Capbreton posts prices 10 to 25 % lower, while the Seignosse shoreline almost attains levels comparable to those of Hossegor. As for the golf-course neighbourhood, it has maintained a highly-prized intermediary position. Another major asset : “Unlike some communes on La Côte Basque, Les Landes is still not subject to restrictions on seasonal rentals, a considerable advantage for investors,” concludes Serge Pilke.
