EUROPA, A BREEZE OF OPTIMISM

For an affluent and demanding clientele, “location” remains the top priority. For this specialist in sales of villas, the market segment starts from 1 million euros to reach 3 to 6 million euros. One French client, for example, has just treated himself to a contemporary villa priced at 3 million euros in Lower Californie, within walking distance of the centre of Cannes, offering living space of 260 m² in grounds of 1,000 m².
Before the pandemic, foreigners comprised the large majority of buyers in the market for properties over and above 5 million euros. Since then, French buyers have attained the level of 60 %. Germans, Belgians, the Swiss and Scandinavians are very fond of Cannes, just like Americans who are making a big comeback with budgets of 2-3 million euros or on the ultra-luxury market exceeding 10 million euros, motivated by a strong dollar, and previously supported by East Europeans. Thanks to the “flex office” and the dynamism of the Nice Côte d’Azur international airport, Europeans are regularly settling here in semi-main residences.
Properties right at the water’s edge top the bill. One of them has just found takers at 10 million euros in Théoule-sur-Mer. A real balcony overlooking the Mediterranean, it offers living space of 600 m² in need of a revamp, in grounds of 2,428 m². An azure-blue view also has its fans. As witnessed by a new contemporary villa of 440 m² in Super Cannes which sold for 9 million euros, fully decorated, furnished and equipped, in grounds of 2,300 m² facing Cap d’Antibes. While financial year 2021 was indeed exceptional, the market is still remarkably active despite the scarcity of available properties. Acquisition of second residences is seen as a sound long-term investment, testifying to the quality of this address.
