Buyers and sellers listened to our advice and enabled us to work in all confidence. In prized arrondissements in Paris, when a property’s evaluation is correct, it sells within two months. If that does not happen, it is because the price is not in line with the market and we sometimes see properties on offer for years, which has no sense. Since September, approaches that were too optimistic on the part of certain estate agents, and systematic over-estimations, contributed towards setting a brake on the market’s recovery. The main asset of real estate in our neighbourhoods is its liquidity, which means being able to sell when required, and this, within a reasonable lapse of time. Before addressing marketing strategy and in order to make wise patrimonial choices, a correct evaluation is essential. In the capital’s central arrondissements, in whatever period, sales flow smoothly.

Our clientele, which is very wide, is comprised of various profiles : French, ex-pats, foreign buyers, in search of a pied-a`-terre or year-round accommodation, which has always secured and guaranteed this dynamic activity. The market in Paris always floats, it touched bottom in 2023 and is gradually picking up. In terms of constraints and taxation, we are still accumulating bad news, which makes rental investors flee the scene. It is becoming increasingly difficult to find an apartment of quality to rent in Paris. Only a lease under civil law, which regulates relationships between landlord and tenant, still retains any interest for landlords. In fact, by allowing exemption from rent control, it makes it possible to meet the needs of our international clientele (for second residences), and multinational firms wanting to accommodate their senior executives in comfortable apartments or private mansions.”
