In the second quarter of 2021, vitality in luxury real estate is being confirmed, particularly in holiday areas such as the Bassin d’Arcachon which attracts many residents confined in large cities due to successive lockdowns. This urban exodus has restored the essential nature of second residences and revealed a new trend, as explained by Jean Anselyn : “The pandemic has rearranged all the dots, changed priorities and developed the concept of a semi-main residence, made possible by teleworking from privileged addresses within easy reach of Paris. Citydwellers, and especially Parisians who comprise the majority of our clientele, have kept their homes in the capital while showing interest, hitherto unseen, in villas around the Bassin with outdoor areas, where they spend 80% of their time”. Stimulated by these new goals, the property market in this area is witnessing a real boom. “Since May 2020, the market in Arcachon, Le Pyla and on Cap Ferret has in fact been very lively. In our agencies, development of our sales teams and the introduction of new services for our clients have spurred our growth. For the area around the Bassin, requests are pouring in, though properties are in short supply. Current owners sell to find something better, if not they hang on to their homes. On Cap Ferret, prices are high : you need a budget of 1.1 milion euros for a house of 80 m2 in the centre, while for prestigious properties benefiting from prime locations on the front row, the price bracket ranges from 5 to 6 million euros for properties to renovate, with prices exceeding 10 million euros for outstanding examples. In Le Moulleau or Le Pyla, prices are also in a high range, from 10,000 to 20,000 € per sq.m, depending on the property. We recently sold an apartment of 170 m2 in Le Moulleau with 5 bedrooms and a private garden, for 3.1 million euros.” And the future ? In Jean Anselyn’s opinion : “Real estate will confirm its status as a safe haven and prices in the region will certainly see further rises”.
