Specializing in top-notch properties on the Côte Basque for more than 30 years, Biarritz Sotheby’s International Realty has just opened an agency in Saint-Jean-de-Luz. Meet its Manager, Bénédicte Marchal.


Renowned for the quality of its assistance, its seriousness and bespoke service, Sotheby’s International Realty confirms its expansion with the launch of a new agency in Saint-Jean-de-Luz.

“This opening meets the requirements of our clientele and pursues the logic of our development. We are located just next door to Les Halles in Saint-Jean-de-Luz, a strategic location at the heart of town. Discreet and warm, the agency also gives a place of honour to local artists whose works we display, a nod-and-a-wink to our origins and the auction house,” explains Bénédicte Marchal, Manager of the agencies on the Côte Basque.

Biarritz, Saint-Jean-de-Luz, two communes that are quite close, but with two different markets. “In fact, Saint-Jean-de-Luz is a market more appropriate for families than Biarritz. Elegant, authentic and discreet, it is anchoring-point for spending time as a family. These two agencies enable us to extend our coverage all over the Côte Basque, via Bidart, Guéthary and the nearby countryside. In Biarritz, the clientele is more international, more eclectic, with more citizens from large capitals. In Saint-Jean-de-Luz, the core of demand is for family homes with an easy-going lifestyle and a view, near the bay and town centre, in the neighbourhoods of Sainte Barbe or Aice Errota, for example, or on the hill of Bordagain in Ciboure. And while some buyers head inland, they opt for properties of charm in the nearby countryside. Prices are pretty much the same as in the Biarritz sector, with a bracket that remains high for stylish properties. We have just completed the sale of a contemporary town house of 380 m2 with a garden and swimming pool, sold at a price between 4 and 5 million euros. The market on the Côte Basque is as lively as ever, prestige real estate is doing well, thanks to the return of international clients and French buyers who are also very active. Average sales prices remain very high. And even though the trend has been towards stabilization over the past few months, rarity is pushing the prices of premium properties even higher.” n
