2025, a pivotal year for La Côte Basque
After high inflation then a marked slowdown in 2024, the year 2025 witnessed the return of a healthier and more evenly balanced market on La Côte Basque, which has confirmed its position of strength, especially at the top end of the market. Olivier Bregeon, Manager of the Globe Immobilier agency, shares his thoughts…
“2025 has been a real turning-point : we have completed 30 % more sales than in 2024,” he says straight away. An end to stress, a return to negotiation : “Sellers are now adjusting their prices while buyers are focusing on “best buys”. The result is that the market has become more fluid, easier to read. Generally speaking, we see buyers arriving much better prepared, with more mature plans and financing secured, which also contributes towards this renewed momentum. Prices are stabilizing, on average between 7,500 and 9,000 € per sqm, though the market’s appeal has not weakened. In the prestige sector, properties worth over 2 M € are still in demand among a foreign clientele or French buyers from large cities.

This changes the way we conduct our searches, and strengthens the role of property advisor even more.” As for the middle sector of the market, anti-Airbnb legislation has brought back to the market a good number of small apartments previously designated for tourist rentals. “This input of properties has created opportunities and contributes largely to the new aspect offered by the 2025 market. Proving that the Biarrot market is not solely reserved for very high budgets, we recently sold a house of 70 m2 priced at 399,000 €”. And the future ? “It is hard to predict with any real optimism,” says Olivier Bregeon. “2026 will be a year marked by municipal elections, and depending on political choices, especially regarding accommodation, local taxation or regulations on rentals, that could exert an influence on the market.” n
