A precise and pertinent view of markets all distinctive for their locations : “In the Languedoc, the market offers spaciousness with a large vineyard area of about 543,400 acres and appealing prices : 20,000 € per hectare (almost 2.5 acres). Real opportunities here are not to be missed. In the case of Côtes du Rhône, “appellations” carry more prestige, prices for generics range from 30,000 to 50,000 € per hectare, and largely exceed 400,000€ per hectare for Châteauneuf du Pape. The vine-growing area is smaller, totalling about 185,250 acres. Provence is well-known for its rosé wines, accounting for 90% of production. The average surface area here is around 69,150 acres with prices ranging from 50,000 to 100,000 € per hectare. One positive point worth emphasizing is that French clients have taken hold of these markets thanks to their tax benefits (advantageous conditions for inheritance and transfer). These vineyard estates are now in the hands of professionals or fully converted investors. In short, sales of vineyard properties concern two dominant markets : 80% of transactions are done in Aquitaine and the Mediterranean region. Of a more confidential nature, the market in Burgundy, of very high quality, addresses professional or very wealthy buyers, as prices here can attain 20 million euros per hectare.”
