VILLARET IMMOBILIER : LE MARAIS IN ALL ITS SPLENDOUR

A neighbourhood of strong character, known as a remarkable architectural, historic and cultural address, Le Marais plays host to large apartments that are real treasures. Rarely up for sale, these outstanding properties change hands at significantly high prices. A focus on this niche market with Vincent and François-Régis Moussion, directors of Villaret Immobilier.

In Le Marais, apartments of impressive grandeur are often tucked away behind the walls of town mansions. “It is not a neighbourhood known for hosting a high number of large apartments. Such properties are not only rare, but see little turnover. Here, a large apartment means at least 120 m². And it’s true that you have to look for former private mansions which have often been split up over the years, to find this type of property,” explains Vincent Moussion.

As rarity dictates the price, these desirable apartments fall into a high price bracket and thus attract a clientele with high purchasing power. “Clients from the art worlds (art, cinema) and those in finance are the main targets for these exceptional properties,” says François-Régis Moussion.

“French and American buyers are very keen on this market. Prices range from 2.5 to 5.5 million euros, though they can easily exceed that level for outstanding properties. In this prestigious segment, the market remains stable. Speaking more globally, the price bracket has widened over the past few months, prices are no longer aligned, allowing for the return of improved balance and well-tuned prices.

The post-Covid phenomenon of massive departures from Paris to the provinces has also calmed down. Overall, the Parisian market is doing well, though we are seeing a slight slowdown in sales due to the reticence of banks which, due to the overall context, now apply more stringent conditions for financing.” n
