Varenne celebrates its 35th anniversary !
Launched on the Left Bank in 1991, Varenne soon established itself as one of the leading signatures for prestige real estate in Paris. Thirty-five years later, with the market regaining its stability, the agency continues to pursue an approach in which human relationships, architecture, and the Parisian art of living play a central role. Interview with the agency’s Director, Andréa Boström Mouls.
A graduate in art and architecture at the University of Stockholm, Andréa Boström Mouls perfectly embodies Varenne’s DNA. After spending 19 years with the agency, she knows these neighbourhoods which built its reputation inside and out. “Since Varenne opened its doors, the Parisian property market has evolved enormously. Our favourite spots are the 6th and 7th arrondissements, which still attract clients with a real fondness for the Left Bank. Many buyers have grown up or lived there for a very long time. It is precisely this authenticity that also draws foreign clients : they are looking for a Paris inhabited by Parisians.”
This deep familiarity with Paris and the Left Bank remains one of the key strengths of Varenne, confirming its uniqueness. Backed by a team of 20 multilingual consultants, the agency above all lays claim to a family-based culture and tailormade assistance. “We are passionate about Paris, its architecture and the beauty of its buildings. Our role goes well beyond transactions. Today’s buyers are looking for all-round assistance, which includes being introduced to architects and interior decorators.”
In the field, Andréa Boström Mouls observes a market more contrasted than ever before. “We are seeing a market functioning at two speeds. Outstanding properties continue to sell at very high levels, while apartments with defects require real upgrading.” Examples speak for themselves : one apartment of 203 m2 facing the Church of Saint-Germain-des-Prés recently found a new owner for over 7 M €. Conversely, noise, the lack of a view, significant refurbishment or low energy performance now weigh very heavily on negotiations.
“Parisians have become very appreciative of peace and quiet.” The result, in the same neighbourhood, differences in value can extend from 16,000 to over 35,000 € per sqm, illustrating hierarchy which is increasingly marked between properties. American clients remain especially active on the Left Bank. “They rediscover a more soothing Paris where the quality of life has become a real argument.”
