Out in the field, market dynamics are very different : “In La Rochelle, the start of 2026 marked a gradual return to improved balance, while Bordeaux pursued its strong momentum, driven by an active, well-structured market. Here we have completed about 30 transactions with an average price of 1.5 M €, on a market dominated by main residences and with a predominantly French clientele. On the other hand, vineyard properties change hands much more slowly, with some transactions undergoing negotiation over several years. The clientele here is largely international, accounting for up to 85 % of buyers. Between these 2 extremes, the countryside is showing signs of fluttering, while the coast confirms its appeal : buyers are there, though more selective than ever. As for the market for second homes, it is clearly experiencing a new approach : highly demanding buyers, aggressive in their bargaining, though far from inclined to take the plunge. A stance redefining the balance of power and imposing constant adaptation on sellers”.
