Villas on the seafront are drawing interest from more and more buyers. These real gems benefit from prime locations acting like magnets on a wealthy clientele, aiming to live here year-round or looking for a holiday home. Up-date with Serge Pilke, director of the Terres & Océan agencies…


The French Basque coast and that of Les Landes are highly-prized, and their appeal is again being confirmed in 2019. Inevitably, seafront villas are among the most highly sought-after by clients wanting to take full advantage of the rare quality offered by the region, and ready to pay top dollar . “Villas benefiting from ocean views or front-row locations fall into the 1 to 5 million euro bracket,” explains Serge Pilke. “We recently sold a substantial villa with a self-contained apartment, in Hossegor, of over 350 m² on the seafront at a price between 1.7 and 1.8 M€. In the Anglet-Chiberta area, close to the beaches and golf-course, we also handled the sale of a smart contemporary villa of 240 m2 with a pool at a price between 2.3 and 2.4 M €. There is steady demand for this type of property, with seasonal rental investments seeing a considerable boost. Clients combine personal enjoyment with practical considerations by acquiring holiday homes on the seafront which can be rented out easily at the most popular times of the year from 7,000 to12,000 € per week, depending on their prestige.” The market’s vitality and rising prices confirm the strong appeal of the Basque coast area and the southern part of the Landes, which chalked up a record year in 2018 and are still seeing real buoyancy. “The economic climate is still very favourable in this first quarter of 2019. Demand is steady, though supply has shrunk significantly, and we are finding it hard to come up with new availabilities. The market is stretched, and front-row properties are becoming very scarce. Biarritz, Anglet-Chiberta, Hossegor and Seignosse still attract the highest demand on the part of buyers with high purchasing power (company directors, senior executives, self-employed professionals…), and a growing number of clients are arriving from south-east France.”
