Offering a pleasant lifestyle and some very beautiful properties, the communes around Nantes post a wide array of prices targetting a French and mainly local clientele. “Our clients are mostly from Nantes, with a few job transfers bringing us buyers from Paris and other large French cities, though this is marginal,” explains Brino Crepy. “The exception is Vertou, a more up-market commune where luxury residences priced at 1.5 million euros draw wealthy buyers from all over France.” On other communes now efficiently equipped with public transport reaching Nantes in less than 30 minutes, appealing prices characterize a solid market mainly offering houses or building land : “We have a high percentage of first-time buyers in Saint-Jean-de-Boiseau where average prices for detached houses lie somewhere between 180,000 and 230,000 €. In the agency in Bouaye, higher prices, from 210,000 to 280,000 €, target a more eclectic clientele. Finally, in the vineyard area, handled by a dedicated team attached to our Cabinet Volclair Immobilier, prices range from 350,000 to 650,000 € with certain properties attaining close on 1 million euros. We recently sold a house of 300 m2 on about 2.5 acres of land in St Sébastien sur Loire, priced at 850,000 €”. As regards the market, Bruno Crepy confides : “For properties of character, the market is rather tight. In the first, second and third rings around Nantes, we are protected : there are certainly fewer availabilities, but not a real scarcity, as in Nantes, where the market is currently saturated”.
