Bordeaux : a new sense of balance

The property market in Bordeaux now seems to have acquired a more serene pace. Re-adjusted prices, renewed expectations on the part of buyers, resumption of transactions, and an increasing number of international clients. Encounter with Aymeric Sabatie-Garat, Associate Director of Barnes Bordeaux.


After a year-end 2025 and a first quarter 2026 marked by a wait-and-see attitude, Bordeaux’s real estate market has gained momentum this spring. At Barnes Bordeaux, the number of mandates has risen by 15% compared with 2025, while prices are still adjusting : -5 % for apartments in Bordeaux intra-muros and -3 % for houses, according to the agency. “We are seeing a phase of stabilization for prices, which have returned in some areas to levels close to those seen in 2019,” explains Aymeric Sabatie-Garat. Properties that are correctly estimated find takers, while those aiming too high remain in the window, with corrections required that can attain 20 to 25 % for some houses initially overvalued. As for buyers, they are taking more time, and no longer hesitate to reject a property if negotiations stall : “Today, they need to fall in love with a property, and its acquisition needs to tick the boxes as a long-term investment”.

In this market which has become more rational, the top end is resisting particularly well. The rarest properties, perfectly renovated apartments, high floors and clear views can attain 8,000 to 10,000 € per sqm. Another driving force, the foreign clientele, especially American and British, has doubled according to Barnes Bordeau, and now accounts for almost half of its high-end rental activity. Despite the wait-and-see approach that could be triggered by up-coming elections, Aymeric Sabatie-Garat remains confident : “Those pursuing a real life-changing project are not necessarily going to delay it”. Aymeric Sabatie-Garat then concludes : “We are experiencing a phase which is making the market healthier and increasing its fluidity. Some battles still remain regarding prices, but when all the players reach agreement, it will be able to rebound on a much sounder basis”.
