Bordeaux Sotheby’s International Realty

Fuelled by the energy of Anne Valérie Colas, the agency’s Manageress, and that of her dynamic team, Bordeaux Sotheby’s International Realty covers the Gironde, both inland and by the sea, as well as Bordeaux and its surrounding area. This agency whose capacity doubled as from 2012 thanks to the launch of a second address on the Bassin d’Arcachon, clearly justifies its position as leader on the region’s luxury and prestige market.

Occupying a prominent position within a broad geographical territory, Bordeaux Sotheby’s International Realty covers all of the Gironde, its countryside, vineyards and seafronts, plus the centre and near periphery of Bordeaux, and stands out for its incomparable selection of properties. “The notion of luxury is associated with the ability to acquire something unique, which is what we offer in our portfolio,” says Anne Valérie Colas. “Whether a 16th-C. castle in its park, an elegant private mansion in the city centre, or a family residence at the water’s edge on the Bassin d’Arcachon, our properties always offer unique character. We recently sold a very beautiful apartment of 90 sq.m facing the Jardin Public in Bordeaux, with a terrace of 60 sq.m facing due south, for 895,000 €. Our strength also lies in our team’s stability and cohesion, all of them having advanced training in common, faultless courtesy and an innate sense of discretion.” Drawing an affluent clientele, the two agencies see a high percentage of French buyers, especially for residential and holiday homes : “Ninety per cent of our clients are French. On the other hand, in the case of vineyard estates, the clientele is split 50/50 between French and international buyers.” On the subject of the region’s property market, Anne Valérie Colas explains : “Most demand still focuses on the Bordeaux Triangle with a slight decline in prices, now on average from 6,000 to 8,000 € per sq.m. While demand is high, so are our clients’ demands : they are no longer willing to pay over the odds for a property. As regards vacation properties less than 45 minutes from Bordeaux, the market is still lively and demand steady. However, for everything around the periphery, more than 45 minutes from the centre, sales can well take longer”.
