Most of the buyers who step inside the agency are looking for second residences : 70 % are dreaming of peaceful retirement in the sun, some do not even wait for the end of their professional activity to make this life-changing step : 20-25 % are north Europeans in search of a holiday home in the South of France ; 5-10 % come from all around the world. They are all drawn by France’s second most wooded “de´partement”, its lovely climate, the stretches of sand and wild creeks along its shoreline, the Este´rel mountains, a real playground for nature-lovers and fans of sport, and towns on a human scale far from the bustle of city life in the Alpes-Maritimes or Bouches-du-Rho^ne. A destination which is, furthermore, easily accessible by motorway, train and plane.




While the market encountered several months of instability, and even morosity, in 2024-2025, it is now much healthier with supply meeting demand and more regulated prices. Properties proposed at their real value find takers within 45 to 60 days. In the residential neighbourhood of La Tour de Mare, villas range from 400,000 €, the sum required for 100 m2 in need of a revamp with a garden of 500 m2 and a pool, to 1.5 M €. In Valescure, prices post a wide range from 800,000 € - for living space of 130 m2 in grounds of 1,000 m2 – to 2.5 M € - for a house of 200 m2 in perfect condition with quality appointments, near the shore or enjoying a panoramic view of the Mediterranean.
