This beautiful 100-hectare estate includes a small country hamlet perched atop a hill with 360° panoramic views. The property comprises a large farmhouse with outbuildings and an ancient church. The farmhouse (a former monastery) is spread over two levels, measures approximately 1,200 square meters and is divided as follows: the ground floor features cellars and the original stables with terracotta floors and vaulted ceilings; the first floor (partly renovated and partly to be completely renovated) features a large, renovated apartment divided into a spacious living room and dining room with fireplace, a kitchen with a wood-burning oven, a bathroom, and two bedrooms. A separate staircase leads to the other section of the first floor, which also requires renovation. The roof has been completely restored. The property also includes a renovated historic 18th-century church, a restored building of approximately 260 square meters requiring reconstruction, and two small rural outbuildings, one for irrigation systems and the other for storage. The approximately 100-hectare agricultural land is perfectly maintained and fenced, and is divided into woodland with a private hunting reserve, arable land, an olive grove with approximately 400 trees, and a lake. Access to the property is via a well-maintained dirt road and a beautiful cypress-lined avenue. The property is located in the countryside, approximately 9 km from the town center and the nearest amenities, 30 minutes from Volterra, San Gimignano, and Pisa Airport, 1 hour from Florence, and 40 minutes from the Tyrrhenian coast.
