Set amidst the rolling vineyards of the renowned Vermentino dei Colli di Luni wine region, at the meeting point of Liguria and Tuscany, this exceptional estate offers a beautifully restored farmhouse, a detached barn, a swimming pool, and approximately 10,000 sqm of private grounds planted with olive and fruit trees.
The main residence, measuring approximately 145 sqm, is arranged over two levels and combines elegance with everyday comfort. The ground floor features an inviting entrance, a living area with kitchen, dining and sitting spaces, a powder room, and an additional room with en-suite bathroom accessed through a separate entrance. Upstairs, the sleeping quarters are divided into two distinct wings: a superb master suite with private bathroom, and a second area comprising two bedrooms and a further bathroom, offering privacy for family and guests.
Adjacent to the main house stands a charming detached barn of approximately 60 sqm arranged over two floors, featuring two rooms, a bathroom, and a utility area. Its walls with "mandolati a graticcio", characteristic of the local rural architectural tradition, have been carefully preserved, lending the building timeless character and authenticity.
The main house and barn were meticulously restored in 2016 by skilled craftsmen using exceptional materials and finishes, including premium hardwood flooring from Val di Fiemme, elegant marble and timber bathrooms, and bespoke fixtures throughout. The result is a refined blend of traditional Tuscan-Ligurian character and contemporary comfort. Modern amenities and sustainable technologies include solar thermal panels, a photovoltaic system, an electric vehicle charging station, external insulation, air conditioning, water well, and a rainwater harvesting system.
The estate is completed by a large swimming pool set within beautifully landscaped grounds and two elegant pergolas, creating idyllic spaces for outdoor living and relaxation amid the tranquillity of the vineyards and surrounding countryside.
A property of rare charm, perfectly suited to those seeking an exclusive lifestyle immersed in nature. Located just 4 km from the beaches of Marinella di Sarzana and approximately 30 minutes from Forte dei Marmi, in the heart of Versilia, this is an exceptional retreat where elegance, authenticity, and quality of life come together in perfect harmony.
