A former banker specializing in asset management, Anne Begkoyian placed all her talent at the service of real estate by launching Keranlay Conseil seven years ago. Far removed from the procedures and formats usually adopted in the profession, this entrepreneur plies her trade without an agency, but from her home. Encounter with a free spirit in the property world.


“Estate agent is a title, not an agency,” points out Anne Begkoyian at the start of our interview. An approach focusing on service, providing clients with financial, tax-related and legal solutions, all in the greatest discretion, such is the credo of Keranlay Conseil. “My activity works on a word-of-mouth basis, one file leads to another. I don’t chase after mandates, I work by recommendation, and I handle all kinds of cases, from the most sophisticated to the most urgent. As I work from home, I am always available, even on weekends. My clientele can rest assured of total confidentiality and it is, in fact, this relationship based on trust that enables me to deal with substantial fortunes, both French and foreign, with an average portfolio of 7 to 15 million euros.” Sales, acquisitions, rentals..., Anne Begkoyian refuses to wear any labels. Capable of selling a penthouse worth several million euros or simply a studio, renting out a private mansion at 70,000 € per month or finding the ideal pied-à-terre for a foreign client, she is perfectly at ease with all her assignments. With regard to the Parisian market, she explains : “It is very narrow and tight. Prices soared in 2017, from 10 to 15% depending on the sector, though prices have stabilized over the past few months and availabilities are now scarce. Macron’s government has infused fresh energy and optimism, with Brexit bringing back a clientele of wealthy buyers and investors. Among noticeable trends, the “Greater Paris” phenomenon is becoming increasingly marked. When looking for houses, many Parisian families are setting their sights on the first ring around the city, in towns such as Meudon or Clamart.”
